What's Different About Homes Here?

If you're moving from the Northeast, Midwest, or West Coast — Houston-area homes will feel noticeably different. Here's what to expect.

🏗️ Slab Foundations — No Basements
  • Nearly ALL homes are built on concrete slabs — virtually NO basements
  • Clay soil & water table make basements impractical
  • Monitor slabs periodically for cracks — get a foundation inspection
  • Plan storage in garage or attic — no basement space
  • Slab homes generally less expensive to build & maintain
🌡️ HVAC — Oversized & Always Running
  • Houston heat & humidity are intense — AC runs 9–10 months/year
  • Most homes have two HVAC zones (upstairs/downstairs)
  • Summer electricity bills: $200–$400+/month — plan for it
  • Always ask the age of the HVAC system when buying
  • Whole-home dehumidifiers common — humidity causes mold if neglected
  • Replace filters monthly during peak seasons (May–September)
🌧️ Flooding & Drainage
  • Flooding is a serious concern — always check FEMA flood maps
  • Look for Flood Zone X (minimal risk) vs Zone AE (high risk)
  • Newer master-planned communities meet updated post-Harvey standards

🏡 Buy on the NORTH side of the street
In Houston's intense sun, a home with the backyard facing north means your back patio will be shaded in the afternoon — making outdoor living dramatically more enjoyable. A south-facing backyard means baking in direct afternoon sun most of the year.
💧 Get a sewer scope & foundation inspection
Standard inspections don't always catch foundation movement or sewer line issues. Pay the extra $150–$250 for a sewer camera inspection and hire a foundation engineer for any slab with visible cracks. These are the two most expensive surprises.
📱 Join Nextdoor BEFORE you move
Search for your specific neighborhood's Facebook Group and Nextdoor and start lurking. You'll get intel on good contractors, safety updates, community events, and neighbors to know. Genuinely the best source for hyper-local information.
🚗 Test your commute during actual rush hour
Houston traffic is notorious. Before committing to a neighborhood, drive your actual commute route on a Tuesday or Wednesday between 7–8:30 AM. What looks like 25 miles on a map can easily be 60–90 minutes during peak hours.
🌡️ Don't skip a home warranty your first year
HVAC systems, water heaters, and appliances tend to fail at the worst times. A home warranty (~$400–$700/year) can save you thousands in your first year while you're still learning your new home's quirks.
🏫 Visit schools in person
GreatSchools.com ratings tell part of the story. Visit campus, talk to parents at pickup, attend a school board meeting. Culture and staff quality matter as much as test scores. Newer communities often have newer, better-equipped campuses.
🌿 Get on pest control immediately
Don't wait until you see something. Budget $150–$200/quarter for quarterly pest control service. It's a completely standard maintenance expense in Houston — prevention is far cheaper than remediation, especially for termites.
⚡ Shop your electricity rate first
Go to PowerToChoose.org (official Texas PUC site) before your move date and lock in a fixed-rate electricity plan. 12-month fixed plans protect you from summer price spikes. Avoid month-to-month plans — rates can double in summer.
🌧️ Know your flood zone before you fall in love
Check FEMA's flood map (msc.fema.gov) for any property you're seriously considering. Even if the house has never flooded, check if nearby roads trap you at home. Ask directly: "Did your street flood during Harvey?" in 2017.
🤝 Connect with a great local realtor
A great local realtor will know which streets have the best drainage, which subdivisions are getting new commercial development, and where the hidden gems are. Interview 2–3 agents before committing — local expertise is invaluable.
🎒 Don't over-schedule your first month
Moving is exhausting, and Houston summer heat is real. Give yourself and your family grace in the first 30 days. It takes 3–6 months to truly feel at home. Explore slowly, try local restaurants, and let the community come to you naturally.
🧊 Embrace the food scene — it's world-class
Houston has one of the most diverse culinary scenes in the country. Your neighborhood likely has fantastic Vietnamese, Mexican, BBQ, and everything in between within a few miles. Ask your new neighbors for their top 3 local spots!
